What drives the price of a bespoke fit-out

Bespoke work isn't priced by the square metre: each project is costed by what it asks for. Five things weigh most on the budget: the floor area, the materials, the number of bespoke pieces, the site constraints and the timeline.

Floor area and number of pieces

The more fixed elements and bespoke furniture a project has, the more design and fabrication it takes. A single counter and the full fit-out of a room don't cost the same, even at equal floor area.

Materials and finishes

Solid wood, veneer, laminate, metal or stone don't cost the same, and don't age the same way. Finishes (lacquer, varnish, patina) weigh in too: they decide the look and how the piece holds up.

Site constraints

An upper floor with no goods lift, an occupied site, a shopfront to preserve, the rules of a public venue (fire behaviour of materials, accessibility): these constraints affect the install, and sometimes the design itself.

The timeline

A tight schedule can call for more workshop capacity. A realistic timeline, decided early, leaves room to optimise both the fabrication and the budget.

    No. Bespoke work is costed piece by piece, by the materials, the fabrication and the install. A price per square metre means little for this kind of project.

  • How do you fit a project to a budget?

    By making trade-offs on materials, finishes and the number of bespoke pieces. We offer options to hold a budget without watering down the project.

  • Why don't you give a price per square metre?

    Because the same square metre can hold a simple panel or a full bespoke counter. The price is worked out piece by piece, material by material, after a site visit.
